We’ll schedule and pay for a licensed third party inspector to assess the condition of your home.
They'll perform a general home inspection, which will take about 2-3 hours. They will need access to all rooms, including the basement, garage, attic, roof, and outdoor areas. They'll test all systems to ensure they're working properly, and see if there are any structural or compliance issues.
Based on the findings, we may need to order one or more specialized inspections, such as for the roof, foundation, pests, or pool. We'll aim to conduct all inspections within 10 days of your signed offer.
If any repairs are needed, we'll send you an itemized Repair Addendum and show you how much your final cash offer proceeds will be, after adjusting for the repair costs. We'll also be happy to share the inspection reports, upon request.
If you choose to accept, we’ll deduct these repair costs from your closing price, so there’s no out-of-pocket costs to you, and you won’t have to deal with dealing with vendors.
We'll close on your timeline, and take care of getting the home ready for the next owners.
